Question 1

How do I get started?

Accepted Answer

The best first step is a conversation. Get in touch by phone or email and we can discuss your project, what you are hoping to achieve, and whether I am the right person to help. There is no charge for an initial discussion.

Question 2

Do I need an architect, or can I use a technician or draughtsperson?

Accepted Answer

For straightforward extensions, a technician may be sufficient. However, an architect brings design expertise, planning knowledge and professional accountability that can make a significant difference to the quality and success of a project. As an ARB-registered architect, I am legally entitled to use the title 'architect' and am bound by a professional code of conduct.

Question 3

What areas do you cover?

Accepted Answer

I am based in Yorkshire and work across the county — including Leeds, Bradford, York, Harrogate, Wakefield, Calderdale, Kirklees, Airedale and the Dales. I cover both West Yorkshire and North Yorkshire, and am happy to discuss projects further afield where the work is a good fit.

Question 4

Do I need planning permission for an extension?

Accepted Answer

Many extensions can be built under permitted development rights without a formal planning application. However, permitted development rights can be restricted — for example, in conservation areas, on listed buildings, or where previous extensions have used up the allowance. I will advise you on what applies to your property.

Question 5

How long does planning permission take?

Accepted Answer

The statutory determination period for a householder planning application is 8 weeks from validation. In practice, it can take longer if the council requests additional information or if the application is complex. Pre-application discussions with the planning authority can sometimes speed up the process.

Question 6

What if my planning application is refused?

Accepted Answer

A refusal is not necessarily the end of the road. I will review the reasons for refusal and advise whether a revised application, an appeal, or a different approach is most likely to succeed. Many projects are approved on a second application after amendments.

Question 7

Can you help with listed building consent and heritage impact statements?

Accepted Answer

Yes. I prepare listed building consent applications and heritage impact statements to support proposed alterations. I assess the building's significance, explain the impact of the proposed changes and work with specialist consultants where needed.

Question 8

How much do architectural fees cost?

Accepted Answer

Fees vary depending on the scope and complexity of the project. I provide a clear, written fee proposal before any work begins so you know exactly what you are committing to. I am happy to discuss fees openly at the outset.

Question 9

Are there other costs I should be aware of?

Accepted Answer

In addition to architectural fees, you should budget for planning application fees (set by the government), structural engineer fees, building regulations fees, and any specialist surveys that may be required (e.g. ecological, topographic, drainage). I will flag these at the start of the project.

Question 10

How long will my project take?

Accepted Answer

Timescales depend on the type and complexity of the project. A straightforward extension from initial appointment to planning approval typically takes 3–6 months. A new build project from inception to completion on site can take 18 months to 3 years. I will give you a realistic programme at the outset.

Question 11

What is the ARB?

Accepted Answer

The Architects Registration Board (ARB) is the statutory regulator for architects in the UK. Only people registered with the ARB are legally permitted to use the title 'architect'. Registration requires a recognised qualification and ongoing compliance with professional standards.

Question 12

Will you manage the builder for me?

Accepted Answer

I can provide contract administration and site inspection services during construction, acting as your representative on site. This is an optional additional service — some clients prefer to manage the builder themselves once they have the drawings. We can discuss the options together.

Question 13

What if I just want advice, not a full service?

Accepted Answer

I am happy to provide a one-off consultation or feasibility study without committing to a full service. Sometimes a single conversation or a brief written appraisal is all that is needed to point a project in the right direction.
